ESCALA URBANA

En la intervención del barrio a escala urbana, se proponen cuatro estrategias básicas que se ejecutan acorde con el entorno y análisis realizado previamente. En primer lugar, se modifican las circulaciones manteniendo las dos vías de tráfico rodado principales y convirtiendo el resto del espacio interbloque en peatonal, liberando el espacio público peatonal para su tratamiento. 

1. VÍAS COMERCIALES. Las vías de tráfico rodado adquieren un carácter comercial. Todos los bajos se convierten en comercios con porches de 2 m de anchura para dar cabida a esta actividad.

2. BANDAS DE ESPECIALIZACIÓN. Se realizan tres intervenciones diferentes en las zonas peatonales interbloque, cuya principal finalidad es la de ubicar grandes puntos de atracción en el borde con la M-30 para suscitar el recorrido del viandante hasta el final del espacio y que sea utilizado. Así, estas tres bandas se relacionan con tres grandes hitos cercanos  que las dotan de una función característica: banda deportiva relacionada con el parque Calero, banda gastronómica asistida por un mercado de abastos y banda de carácter cultural y lúdico con espacio singular, influenciada por la plaza de toros de Las Ventas. 

3. PASEO DE EQUIPAMIENTOS. Se rematan todas las esquinas interiores al espacio público de los bloques con equipamientos, dando lugar en un paseo de interior. Éste se caracteriza por un pavimento continuo que se convierte en paso elevado peatonal en la intersección con las vías de tráfico rodado. Con esto se pretende crear una circulación interior de todo el ámbito, que comunique todas las bandas y las vías comerciales, y supla las necesidades del ámbito con equipamientos deportivos, culturales y de formación.

4. TRATAMIENTO DEL BORDE. Por último, se remata el borde como espacio de transición con la ciudad y como circulación perimetral, dotándolo de espacios verdes, equipamientos y comercios que rematan los bloques hacia el escenario urbano.

URBAN PLANNING

The intervention of the neighborhood on an urban scale, there are proposed four basic strategies that are executed in accordance with the environment and analysis previously done. First, amending the circulations maintaining the two-way traffic main and turning the rest of the interblock in pedestrian space, freeing the pedestrian public space for their treatment.

 1. COMMERCIAL STREETS. Traffic roads become commercial streets. All the bases are converted into shops with porches of 2 m in width to accommodate this activity. 

2. SPECIALIZATION AREAS. Three different interventions are performed in the pedestrian areas interblock, whose main purpose is the locate great points of attraction at the edge with the M-30 to raise the pedestrian travel until the end of the space that is used. Thus, these three bands are related to three great nearby milestones giving them a characteristic function: sports band related Park Calero, gastronomic band assisted by a food and market cultural and playful character with unique space band, influenced by Las Ventas.

3. PUBLIC BUILDINGS WALK. All inside corners are finished to the public space of the blocks with facilities, resulting in a walk inside. This is characterized by a continuous pavement that becomes pedestrian overpass at the intersection with the traffic routes. This is to create an internal movement of wide, which communicate all bands and commercial routes, and supplement the scope with sports, cultural facilities and training needs.

4. EDGE TREATMENT. Finally, it finishes off the edge as transitional space
with the city and as edge movement, endowing it with green spaces, equipment, and shops that unimposing blocks toward the urban scenario.

ESCALA DE BLOQUE

Se realizan ciertas operaciones en el bloque  mediante el análisis de éste, siguiendo una estrategia básica bioclimática, sostenible y funcional, por la cual se configura su nueva estructura y configuración espacial. El análisis del soleamiento y del viento son los determinantes principales de todas las operaciones, además de las impuestas en la intervención del barrio de carácter funcional.

 OPERACIONES ESTRUCTURALES Y ESPACIALES 

1. APERTURA DEL PATIO. Se abre todo el patio eliminando los núcleos verticales que lo dividen en pequeños agujeros oscuros para asegurar el soleamiento y para la realización de nuevos núcleos verticales que orienten todas las viviendas al sur.

2. AMPLIACIÓN DE LA ESTRUCTURA. Se amplía la estructura desde la fachada original para ganar mayor espacio en las viviendas. Aumento de 4 m de crujía en las fachadas hacia la vía peatonal y de 2 m hacia las vías comerciales que se convierten en soportales para los comercios en planta baja. La estructura también crece en altura para recuperar plantas de viviendas que se pierden en las operaciones de incorporación de espacio público y comercial dentro del bloque, pero no de forma continua si no que la altura va disminuyendo desde 20 hasta 4 alturas hacia el este, para asegurar un adecuado soleamiento y ventilación natural.

3. NUEVOS NÚCLEOS DE COMUNICACIÓN. Se realizan dos sistemas diferentes para los núcleos verticales que aseguran la orientación al sur de todas las viviendas: sistema corredor y núcleos convencionales verticales con acceso a dos viviendas.

4. ESPACIO PÚBLICO Y COMERCIAL EN EL BLOQUE. Liberación de dos alturas en planta baja para comercio y en planta intermedia para la ubicación de equipamientos y diferentes usos de utilización para los residentes o su alquiler.

Esquinas rematadas a nivel de calle con equipamientos que nunca superan las cuatro alturas, mejorando el soleamiento del patio y de las viviendas, excepto en el borde con la M-30 donde se realizan edificios de oficinas de 20 alturas como pantalla acústica de protección para las viviendas. Siempre como edificio híbrido.

5. APERTURA DE PATIOS HORIZONTALES. Se realizan una serie de patios horizontales determinados por el análisis del viento para mejorar la ventilación cruzada e introducir luz.

6. MÓDULOS PREFABRICADOS. A la estructura se adhieren una serie de módulos prefabricados que desempeñan diferentes funciones. Módulos de fachada que amplían el espacio de la vivienda con múltiples funciones a elegir por el usuario. Módulos de comunicaciones para la planta intermedia de equipamientos, con acceso desde la vía pública. Módulos de cubierta con carácter sostenible y productivo.

BLOCK INTERVENTION

Perform some operations on the block through the analysis of this, following a basic strategy bioclimatic, sustainable and functional, which is set up its new structure and spatial configuration.  STRUCTURAL AND SPATIAL OPERATIONS

1. PATIO OPENING. The whole interior patio is opened eliminating the vertical nuclei that divide it in small dark holes to ensure the sunlight and for the realization of new vertical cores that should face all the housings on the south.

2. ENLARGEMENT OF THE STRUCTURE. The structure is extended from the original front to gain major space in the housings. Increase 4m wide of the corridor in the fronts towards the pedestrian route and of 2m towards the commercial routes that turn into porches for the trades in the ground floor. The structure also grows in height to recover stories of housings that get lost in the operations of public incorporation and commercial space inside the block, but not of the continuous form if not that the height is diminishing from 20 up to 4 heights to the east, to assure a suitable sunlight and natural ventilation.

3. CIRCULATION CORES. Two different systems are realized for the vertical communication nuclei that assure the orientation to the south of all the housings: corridor system and vertical conventional nuclei with  two housings access.

4. PUBLIC AND COMMERCIAL SPACE IN THE BLOCK. Liberation of two heights in the ground floor for commerce and in the intermediate story for the facilities place and different uses for the residents or its rent. Corners finished off at street level with facilities that never overcome four stories, improving the interior patio and housings sunlight, except in the rim with the M-30 where there are performed office blocks of 20 stories as acoustic shield of protection for the houses. Always as a hybrid building.

5. HORIZONTAL PATIOS OPENING. There is realized a series of horizontal patios determined by the analysis of the wind to improve the crossed ventilation and to introduce light.

6. PREFABRICATED MODULES. To the structure, there adheres a series of prefabricated modules that redeem different functions. Facade Modules that extend the space of the housing with multiple functions to be chosen for the user. Communications modules for the intermediate facilities story, with access from the public route. Roof modules with sustainable and productive character

ESCALA DE VIVIENDA

La estrategia principal seguida en esta parte del proyecto es la creación de diversas tipologías según el estudio previo de los usuarios actuales y de las necesidades de mercado reales, mediante la creación de  visuales continuas en el interior de las viviendas y asegurando en parte su flexibilidad para dotarlas de posibilidades espaciales que quedan a elección del usuario. Se crean dos tipos diferentes acordes con los dos sistemas de comunicaciones verticales que se realizan en el bloque uno de tipología de espacio semiflexible y otro flexible.

1. VIVIENDA SEMIFLEXIBLE. Las viviendas con acceso por núcleos verticales convencionales son de naturaleza semiflexible: se divide el espacio en una zona de carácter doméstico para la noche y una zona pública para el día. La división se realiza por la implantación de los cuartos húmedos como núcleo divisor.Estos tipos se prevén para familias conformadas de al menos cuatro miembros.

2. VIVIENDA FLEXIBLE. Son los tipos que corresponden a la zona comunicada por corredor. Por la situación de la entrada se pueden situar los cuartos húmedos en un lateral de la vivienda de forma continua, permitiendo la liberación de todo el espacio. Estas tipologías se prevén para todo tipo de situaciones familiares, desde una a ocho personas, que vivan en la misma vivienda. 

Como elementos singulares de las viviendas mínimas, los estudios, y ciertas viviendas previstas para el alquiler y/o el alojamiento de estudiantes, se diseñan una serie de muebles plegables y móviles. Permitiendo alcanzar la flexibilidad máxima del espacio en estas viviendas.

DWELLING SCALE

The main strategy followed in this part of the project is the creation of different types according to the preliminary study of current users and the real market needs, through the creation of continuous visual inside the dwellings and ensuring partly its flexibility to provide the spatial possibilities that remain at the option of the user. It is created two different chords with two systems of vertical communications carried out in block semi-flexible and  flexible  space in the dwellings.

1.SEMI-FLEXIBLE DWELLING. Dwellings with access by conventional vertical cores are semi-flexible nature: divides the space in a domestic character area for the night and a public area for the day. Division is done by the introduction of damp areas as the dividing nucleus. These types are envisaged for families made up of at least four members.

2. FLEXIBLE DWELLING. These are the types that correspond to the area connected by the corridor. By the entrance situation, damp areas on one side of the housing may be placed continuously, allowing the release of all the space. These typologies are foreseen for all types of family situations, from one to eight people, who live in the same House.

As singular elements of the minimum housing, ateliers, and certain housing planned for the rental and/or accommodation for students, designed a series of folding and mobile furniture. Allowing to reach the maximum flexibility of space in these housings.
